Ladera Heights is an unincorporated area in the Westside region of Los Angeles County. Culver City lies to its West, Baldwin Hills to its Northeast, View Park to its East and Westchester to its Southwest.

Ladera Heights is quickly moving from undiscovered gem to a neighborhood on the rise. Its proximity to both Culver City and the Silicon Beach area has significantly increased the appeal over the past several years.Ladera Heights is probably the most pristine clustering in Los Angeles of classic mid-century modern ranch homes. The vast majority of homes in Ladera Heights have not been architecturally altered from their original construction. That is what makes this area a true paradise for fans of mid-century architecture. While inventory is very tight and not much comes on the market in Ladera Heights, it’s exciting to see true enthusiasts purchase these homes and restore them rather than rebuild

Ladera Heights real estate is primarily made up of medium sized (three or four bedroom) to large (four, five or more bedroom) single-family homes. Most of the residential real estate is owner occupied. Many of the residences in the Ladera Heights neighborhood are older, well-established, built between 1940 and 1969. A number of residences were also built between 1970 and 1999.

It’s within miles of the beach and centrally located for easy access to the Westside, Marina Del Rey, Playa Vista, Culver City, LAX and Downtown. Other notable attractions include the nearby Westfield Culver City Mall, the Baldwin Hills Scenic Overlook and Culver City stairs.

All of Ladera Heights is in the zip code 90056, which is part of the Inglewood School District. However, living in 90056 affords its residents with the opportunity to attend the Wiseburn School District. Wiseburn is a high-performing small district in El Segundo/Hawthorne. Wiseburn benefits from the tax revenue generated by LAX but they have limited residential housing in the immediate area and therefore permit in children living in 90056.
